& Development Potential

Dennemere works with landowners and property owners to assess planning potential and development value — carefully, and before major decisions are made.

About Dennemere

Dennemere is a London-based company focused on planning-led development value. We work with landowners, property owners and developers to assess what a site is, what it might become, and the most sensible route between the two.

Getting started

A careful first conversation

No pressure to proceed

An initial conversation is just that. There is no obligation to move forward, and no expectation that you will. If it is not the right time, or not the right fit, that is completely understood.

Honest early feedback

If Dennemere does not see a clear opportunity after reviewing a site, we will say so clearly and explain why. An honest answer at the start saves time for everyone.

A structured next step, if it makes sense

Where there is genuine potential, we will outline what a sensible next step might look like — plainly and without obligation. Nothing proceeds without your agreement.

Who this is for

For landowners and property owners

Dennemere works with individuals and organisations who own land or property that may have development potential — whether or not they have thought about it before. You do not need to have planning experience or a clear brief to get in touch.

Garden and rear plots

Side returns, rear gardens or parcels of land attached to a residential property that may have potential for new development or subdivision.

Yards and infill spaces

Urban gaps, enclosed yards and awkward spaces between buildings where new development may be possible, even where others have previously said it is not.

Underused buildings

Commercial or residential buildings no longer in active use, or operating well below their potential — including buildings with permitted development rights that have not been explored.

Commercial assets

Offices, light industrial premises, retail units or other commercial property where a change of use, redevelopment or new planning strategy may unlock additional value.

Constrained sites

Sites with planning history, access difficulties, unusual boundaries or complications that have previously made progress feel uncertain or difficult to start.

Sites with unclear planning potential

Land or buildings where the development potential has never been properly assessed, or where previous attempts have not led anywhere clear.

Process

How an initial review works

01

Share the site

Send us basic details — a location, a brief description, and anything relevant about the site's current use or status. There is no specific format required.

02

Initial review

Dennemere will look at the site in context — planning history, surrounding development, site constraints and possible use scenarios — before responding.

03

Clear feedback

We will come back with an honest view: what the potential might be, what the constraints are, and whether there is a case for exploring further.

04

Next route

If there is a sensible next step, we will outline it clearly. This might involve further assessment, a professional introduction, or a more detailed conversation about options. Nothing proceeds without your agreement.

Our Story

The Name. The Principle.

Dennemere was founded by Issa Attie, who brings a background in architecture and development strategy. The company was built around a straightforward principle: land should be read carefully before any assumptions about its value are made.

The name draws from old English land language — "dene", meaning a valley or hollow, and "mere", meaning a boundary or defined place. Together, Dennemere reflects the idea of land as something that must be understood on its own terms: its limits, its planning context, its ownership position, and the development potential that may be hidden within it.

Dennemere works with landowners and property owners who want a careful, considered review of what their site or building might hold — and with developers and investors who are looking for well-assessed opportunities.

Principle

Reading land before value is assumed

Dennemere's work starts with understanding what a site actually is — its constraints, its planning context, its boundaries and its realistic potential — before any assumptions about value are made.

Dennemere does not operate as an estate agency and does not act as a broker or intermediary in property sales. Any introductions made as part of our work are handled on clearly agreed terms, and we do not claim any interest in a site or property without the owner's knowledge and written consent.

Questions

Frequently Asked

There is no minimum size or type. If you own land, a building, or a property that you feel may have untapped potential — or if you are simply unsure — an initial conversation carries no cost and no obligation. We will tell you honestly if we think there is something worth exploring.

We will ask you to share some basic details about the site or property. We carry out an initial review and come back with an honest view of what we see. If there is potential worth pursuing, we will explain what a sensible next step might look like — clearly and without pressure.

No. An initial review and conversation is carried out without charge and without obligation. If we proceed to any further work, any arrangements — including fees or Dennemere's involvement — will be agreed clearly in writing before anything begins.

No. Dennemere is not an estate agency and does not act as a buying agent. Our focus is on planning potential and development strategy. A sale is one possible route — but only one we would discuss if it was genuinely the right outcome for you, and only on terms you had agreed to.

We look at a wide range — from garden plots and infill spaces to underused commercial buildings, constrained sites with planning complications, and larger development opportunities. The common thread is sites where there may be more value or potential than is currently recognised.
